I own a couple of small homes that I like to rent out to college kids or young families. My dad always had properties growing up and it is a nice way for me to make some extra money each month. I have been pretty lucky with all my tenants so far and I haven’t had to put too much money into anything which is nice. About two weeks ago though, one of my tenants reached out to me that she was having problems with her air conditioner. She thought maybe the thermostat was not reading properly because the house was always much warmer than it said it was on the thermostat. I came over and looked at her HVAC equipment and realized it was all very outdated. I knew that when I bought the home I was going to have to one day replace the old HVAC equipment for a newer version, but I was hoping that would not happen for a couple more months. I am going to have to figure something out quickly so she does not get upset about this. I have scheduled the HVAC company to come out and look at the unit so I can get a better idea of exactly how much this is going to cost. Like any landlord, I just want my tenant to be happy. I hope that we can get this issue resolved so I don’t have to worry about it any more. I know it is going to cost a lot, but hopefully it will be worth it in the end!
